Successful preconstruction represents a balance between design, cost and schedule.  M3cm’s ability to work in close collaboration with clients and design teams allows us to gain a clear understanding of the client’s goals.   Working together increases the team synergy and passion, which results in a high-energy collaborative team capable of making confident informed decisions. 

Cost Estimating – Accuracy in estimating at every phase of a project is critical to ensuring budget certainty throughout the design process for any construction project.  M3cm’s expertise in providing cost estimates at each phase of design includes initial Feasibility & Conceptual Phase, Schematic Design Phase, into Design Development and ultimately through the final Construction Documents phase. This allows for consistency in maintaining a client’s budget projections and eliminates unforeseen budget shortcomings.

Design Management – In conjunction with costing at each phase of design, engaging M3cm’s services during design allows for 3rd party evaluations of many of the building systems and building materials to be analyzed to inform both schedule and budget.  Providing the design team and owner the necessary information as early as possible reduces design rework and is paramount to keeping the project within budget and schedule.

Planning & Constructability Reviews –  We provide detailed schedule development and analysis in parallel with each of the design phases.  Our active development of program logistics and evaluation of space planning with the user groups, architects and Engineers provides for superior site logistics planning and proper identification of life safety requirements, egress needs and related site specific issues.

University of Pittsburgh – Upper Campus Chiller Plant & Utility Distribution

Owner’s Representative/Project Manager for the Design and Construction of a new 15,000 ton Chiller Plant and associated campus distribution. The 42,000 sf project will initially be equipped with 7,500-tons of chilled water generation capacity with space planned to add an additional 7,500-tons of cooling generation in the future when fully built out. Infrastructure such as chilled and condenser water mains, pump risers and valving are planned to be installed during this project for maximum flexibility in anticipation of up to three 2,500 ton chillers, with their associated pumps and tower cells being added in the future as load and growth demand.

In addition to the new Utility plant, the project includes the distribution of supply and return chilled water piping for approximately 4,500 linear feet, along with grey water distribution to a grey water cistern.  Stormwater collection from campus will be collected in a local 250,000 gal underground cistern adjacent to the plant for cooling tower make up.

Provided initial feasibility cost estimating and planning along Project Management support to Ownership for the off season ballpark upgrades. The Project consists of renovations and improvements located in the Riverwalk Bars, Concessions, Left Field Arcade, Picnic Areas and Rotunda area.  The project schedule is extremely aggressive with a deadline to be ready for the 2022 Pirates’ home opener.

Biomedical Science Tower 3 (BST3) & (RBL) Center for Vaccine Research

The fit-out of a 28,000-square-foot research facility on one floor of the Biomedical Science Tower (BST3). The project included ABSL-3, BSL-3, and BSL-2 research laboratories, as well as support space. Its construction required specialty waste handling and sterilization systems, redundant mechanical systems, security and communications systems, and required cross-integration of these systems with the building management systems.  This project fell within the overall construction of a ten-story, 344,000-square-foot research facility designed to house over 500 scientists, students and support personnel. The structure contains research laboratories, conference space, and offices. Its construction required redundant mechanical systems and high-level security systems, both internal and external.

This project also involved a Heli-Pad Relocation at the existing Mercy Hospital Facility​.  This work included a complete heli-pad steel structure and new elevator core extension to the roof of the existing hospital facility.

Pete’s experience includes all aspects of construction including design management, project management, and cost estimating on projects up to $500 Million. He began his career in the construction industry in 1992 and has held various positions with both large and mid-size construction management and general contracting firms including Project Manager, Chief Estimator, and Sr. Director of Preconstruction. Pete has over 25 years of experience in the industry and has managed numerous projects from initial feasibility stages, design management phases, and through construction completion.
